Watersong Real Estate Market Update: Summer 2026
Watersong Inventory Remains High as Buyers Stay Selective
Luxury buyers are still active—but pricing and presentation matter more than ever.
The summer real estate market in Watersong continues to favor buyers, but that doesn’t mean there aren’t buyers in the market. The bigger story is selectivity.
Properties are competing for a relatively small pool of buyers, and the latest numbers show a significant difference between the pace of the broader 34949 market and what we’re seeing specifically within Watersong.

Watersong Homes: A Closer Look
There are currently 5 homes actively listed for sale in Watersong, with 2 homes sold during the past 12 months.
Based on that sales pace, Watersong has approximately 30 months of home inventory.
The current active listings have been on the market an average of 84 days, with a median asking price of $3.495 million and an average asking price of approximately $941 per square foot.
The two homes that sold during the past year averaged approximately 91.8% of their final asking prices.
With only two sales, it’s important not to overinterpret any single statistic. Watersong is a small luxury community, and one additional sale can have a significant impact on averages and months-of-inventory calculations.
What the numbers do show clearly is that buyers currently have choices—and sellers are competing for their attention.
Vacant Land Is Telling an Interesting Story
The vacant-lot market provides another useful look at buyer behavior.
Watersong currently has 5 active vacant lots, with 2 lots sold during the past 12 months. That also represents approximately 30 months of inventory at the current sales pace.
The active lots have spent an average of 276 days on the market.
By comparison, the two lots that sold during the past year averaged only 49 days on market.
That’s a substantial difference.
Current lot inventory has a median asking price of $530,000 and an average asking price of approximately $597,000. The two sales averaged approximately 96.4% of their final list prices.
For owners considering selling land in Watersong, this is an important reminder that simply putting a lot into the MLS isn’t enough. Pricing matters, but so does making the property easy for a prospective buyer to understand and evaluate.
Complete MLS information, supporting property documents, quality visuals and additional marketing exposure can all play a role—especially when buyers have multiple options.
How Does Watersong Compare With the 34949 Market?
Looking beyond Watersong provides important context.
The broader 34949 coastal market currently has approximately 9.5 months of inventory, compared with approximately 30 months for Watersong homes based on the previous 12 months of neighborhood sales.
Recent 34949 activity has generally produced approximately one home going under contract and one closing each week.
With relatively few transactions occurring, average sold prices can move considerably from week to week and aren’t always the best indicator of what an individual property is worth. The average active single-family asking price in 34949 is currently approximately $2.284 million.
Watersong’s oceanfront homes are positioned above that broader-market average, which naturally reduces the potential buyer pool even further.
That doesn’t mean those properties can’t command a premium. Watersong offers a very different product than much of 34949. But at higher price points, buyers tend to become even more selective about value, condition, presentation and location.
What I’m Watching Next
There is one seasonal trend worth watching as we move through the remainder of summer.
Inventory levels in 34949 are currently similar to where they stood last June and July. Last year, inventory subsequently dropped to approximately 4.5 months in August as buyers who entered the market during the summer completed their purchases.
That doesn’t mean 2026 will follow the same pattern, and I wouldn’t assume that it will.
But August and the transition into the fall market should give us useful information about whether buyer activity is beginning to absorb some of the available inventory.
For Watersong specifically, I’ll be watching new contracts, price adjustments, days on market and new inventory closely.
